Checking on statistics to see where visitors are clicking through from to get to our Weidel site, still shows a close race between East Windsor and West Windsor NJ Homes for Sale sites. More people from Google than I would have thought. And the traffic has picked up this year.
The Market It Seems to be A-Changing
March 21st, 2009Yesterday, we put together a contract, this morning we are putting together another contract, should have another one for tomorrow. Not complaining at all. Another client says they are ready to buy, and we are looking at houses Monday evening. The mortgage representatives are saying they are extremely busy, and with rates approaching 4.5%, why shouldn’t they be? Also met with someone yesterday from the old neighborhood that was referred by an attorney. Red Hot Sale tomorrow. And the beat goes on…..

Price Range of West Windsor Homes
March 11th, 2009If you’re wondering how much house your budget will purchase in West Windsor, New Jersey, here is a chart detailing the breakdown of the number of homes sold in various price ranges during the year 2008.
The homes in the $200,000 to 300,000 are primarily condominiums. While the majority of the homes priced from there up to $500,000 are mostly townhomes, there are some townhomes priced up to $600,000. Single family homes start generally around $500,000, and the lower range are generally 30 years and older, starting around $700,000 you will find some of the 20 year and newer homes.

Lawrenceville, New Jersey Market Conditions
March 4th, 2009While preparing market statistics for a recent request, the following was observed: Over the past year, the average sales price dropped only about $10,000 (from $358,553 to $348,480). That would be about a 2.8% decline in sales price, which compares quite favorably with what you are hearing about the national trends in the national news.
The number of homes sold in Lawrenceville dropped from 366 to 286 over the same time frame, as did the number of homes for sale (from 647 to 535). This means the ratio of homes sold versus marketed only dropped 3% from 56% to 53%. This would mean that for people trying to sell their homes it has not gotten harder over the past year, just that fewer people are trying. This is further illustrated by the fact that the time to sell a home (Days on Market) has only increased by 2 days year over year (83 versus 81).

Conference Agreement
The conference agreement extends the existing homebuyer credit for qualifying home purchases before December I, 2009. In addition, it increases the maximum credit amount to $8,000 ($4,000 for a married individual filing separately) and waives the recapture of the credit for qualifying home purchases after December 31, 2008 and before December I, 2009. This waiver of recapture applies without regard to whether the taxpayer elects to treat the purchase in 2009 as occurring on December 31, 2008. If the taxpayer disposes of the home or the home otherwise ceases to be the principal residence of the taxpayer within 36 months from the date of purchase, the present law rules for recapture of the credit will apply.
The conference agreement modifies the coordination with the first-time homebuyer credit for residents of the District of Columbia under section 1400C. No credit under section 1400C shall be allowed to any taxpayer with respect to the purchase of a residence during 2009 if a credit under section 36 is allowable to such taxpayer (or the taxpayer’s spouse) with respect to such purchase. Taxpayers thus qualify for the more generous national first-time homebuyer credit rather than the D.C. homebuyer credit for qualifying purchases in 2009. No credit under section 36 is allowed for a taxpayer who claimed the D.C. homebuyer credit in any prior taxable year.
The conference agreement removes the prohibition on claiming the credit if the residence is financed by the proceeds of a mortgage revenue bond, a qualified mortgage issue the interest on which is exempt from tax under section 103.
Effective date.-The provision applies to residences purchased after December 31, 2008.
Homebuyer Tax Credit
February 13th, 2009This is the text of the amendment to the American Recovery and Reinvestment Act of 2009 concerning home purchases. Based on my reading of Sec. 1006 below, a first time homebuyer purchasing a home after Dec. 31, 2008 and before Dec. 1, 2009 is eligible for a $4,000 tax credit if single and $8,000 tax credit if filing jointly. The requirement is that the home buyer(s) not sell the residence for 3 years after purchase.
SEC. 1006.
EXTENSION OF AND INCREASE IN FIRST TIME HOMEBUYER CREDIT; WAIVER OF REQUIREMENT TO REPAY.
(a) EXTENSION.-
(1) IN GENERAL.-Section 36(h) is amended by striking “July 1, 2009″ and inserting “December 1, 2009″.
(2) CONFORMING AMENDMENT.-Section 36(g) is amended by striking “July 1, 2009″ and inserting “December 1, 2009″.
(b) INCREASE.-
(1) IN GENERAL.-Section 36(b) is amended by striking “$7,500″ each place it appears and inserting “$8,000″.
(2) CONFORMING AMENDMENT.-Section 36(b) (1) (B) is amended by striking “$3,750″ and inserting “$4,000″.
(c) WAIVER OF RECAPTURE.-
(1) IN GENERAL.-Paragraph (4) of section 36(f) is amended by adding at the end the following new subparagraph:
(D) WAIVER OF RECAPTURE FOR PURCHASES IN 2009.-In the case of any credit allowed with respect to the purchase of a principal residence after December 31, 2008, and before December 1, 2009-”(i) paragraph (1) shall not apply, and “(ii) paragraph (2) shall apply only if the disposition or cessation described in paragraph (2) with respect to such residence occurs during the 36-month period beginning on the date of the purchase of such residence by the taxpayer.”.
(2) CONFORMING AMENDMENT.-Subsection (g) of section 36 is amended by striking “subsection (c)” and inserting “subsections (c) and (f) (4)(D)”.
(d) COORDINATION WITH FIRST-TIME HOMEBUYER CREDIT FOR DISTRICT OF COLUMBIA.-
(1) IN GENERAL.-Subsection (e) of section 1400C is amended by adding at the end the following new paragraph:
“(4) COORDINATION WITH NATIONAL FIRST-TIME HOMEBUYERS CREDIT.-No credit shall be allowed under this section to any taxpayer with respect to the purchase of a residence after December 31, 2008, and before December 1, 2009, if a credit under section 36 is allowable to such taxpayer (or the taxpayer’s spouse) with respect to such purchase.”.
(2) CONFORMING AMENDMENT.-Section 36(d) is amended by striking paragraph (1).
(e) REMOVAL OF PROHIBITION ON FINANCING BY MORTGAGE REVENUE BONDS.-Section 36(d), as amended by subsection (c)(2), is amended by striking paragraph (2) and by redesignating paragraphs (3) and (4) as paragraphs (1) and (2), respectively.
(f) EFFECTIVE DATE.-The amendments made by this section shall apply to residences purchased after December 31, 2008.
Hickory Acres Neighborhood in East Windsor, NJ
February 7th, 2009I have been working to develop a more thorough overview of the neighborhood as a means of reconnecting with a development we have had a lot of success in marketing over the years. With the help of former across the street neighbors, I was able to get my hands on a copy of the builder’s original brochure for the homes. I have posted it on Issuu.com and then linked to it at our new page about Hickory Acres. There are also links to homes that are currently for sale and also to a page concerning homes that sold in the last year. Thanks to some help from SnagIt 9 this process didn’t really take all that long. This should now give me a reason to “snail mail” the current owners…
